Side and rear double-storey extension

This was a 3-bedroom semi-detached located in W3 within London Borough of Ealing, with generous side access and a deep back garden.

The brief

The small cottage had a footprint of 38.5sqm and the owner was looking to maximise the site potential to meet the needs of a growing family and to improve the quality of their living.

The solution

After a thorough assessment of the site and the adjoining property, we suggested to our client and his next-door neighbour that in order to utilise the maximum potential of their properties, a joint planning application could be submitted. The planning approval was granted for a rap-around double storey side and rear extension and loft conversion with a large rear dormer. This way, the footprint of each property was increased from 38.5sqm into 110.95sqm and the small 3-bedroom cottage was transformed into a 6 double-bedroom property with 5 en-suite bathrooms.

Garden building

Brief

The site still enjoyed a 20m-deep back garden so conditions were optimal for the erection of two studios, each with en-suite toilet/shower room to house a home music studio and a home office.

Solution

A single building was erected along the length of the garden, divided into two garden studios along the boundary of the existing two ground-floor garden flats. Each garden building has an independent door opening on to the garden; one of the buildings has two windows while the other one larger window. The garden studios can easily also be used as teenage accommodation or a granny annexe.

The Brief

One of our projects was commissioned by a property developer who saw the potential on the side of the property.

The Solution

With our input and expertise, he was able to secure planning permission for a 3-bedroom detached property on the side of the original one.

Side and back extension

Brief:

The original property was a narrow 2-bedroom end of terrace.

Solution:

Our ambitious design proposed maximum permitted extensions: maximum side extension right to the boundary property, and a capacious back extension with lantern roof and bi-folding patio doors, thus creating an efficient connection between the living area and the garden. The application was proved successful in securing local authority approval.

The original property featured a side and rear extension and loft conversion.

Garage Conversion

Brief:

The garage was in a very poor condition and used as a storage. Our client had a plan to convert the disused garage into a bedroom/home office to improve the quality of their growing family. The property was in a conservation area and required a highly sensitive design.

Solution:

The design was responsive to the surrounding houses while meeting our client’s requirement.

Brief:

This property was a cottage style 3-bedroom semi-detached house with a side garage.

Solution:

We designed and successfully obtained double and single storey rear extension and garage conversion into a granny annexe.

These additions effected a huge improvement to this property and added considerable value to the existing property.
